Nobody ever asks where the bins go. But they prob Nobody ever asks where the bins go.

But they probably should.

When I inspect an apartment, I'm usually five minutes in before I've properly looked at the apartment itself.

Instead, I'm checking things like:

🚗 Can you actually park in the car space?

📦 Where do parcels get delivered?

🗑️ Where does the rubbish go?

🌬️ Does the bathroom have decent ventilation?

🏢 Does the building feel loved... or just tolerated?

The kitchen might sell the apartment.

The everyday stuff determines whether you'll still love living there five years later.

I even had a client ask me once...

"Did you just get in the shower and sniff it?"

😂 Yes... and there was a good reason.

**Thinking about downsizing? Don't make the mistak **Thinking about downsizing? Don't make the mistake of focusing only on size.**

One of the biggest misconceptions I see is that downsizing is simply about buying a smaller home.

In reality, it's about buying a home that better suits the next stage of your life.

Over the years I've seen buyers fall in love with a beautiful view, a stunning kitchen or a brand-new development, only to realise later that the property didn't actually work for the way they lived.

Things like storage, floor plans, natural light, future maintenance and even the surrounding neighbourhood can have a much bigger impact on your day-to-day lifestyle than an extra bedroom or a few extra square metres.

I know this from personal experience too.

When I sold my house and moved into my current home, I technically downsized. I gave up the yard, the pool and the ongoing maintenance, but I gained a lifestyle that suits me far better today.

That's what successful downsizing is really about.

It's probably not who you think.

In my experience, it's often:

🏠 The widow who hasn't bought property in decades

🏠 The divorcee starting over

🏠 The single buyer carrying every decision alone

🏠 The young couple trying to separate good advice from everyone else's opinions

🏠 The exhausted buyer who's looked at 50 properties and no longer trusts their own judgement

Finding properties is rarely the hard part.

Making a confident decision is.

One of my favourite client moments was a young couple who jokingly said "Thanks Dad" after settlement.

It made me laugh, but it also summed up what many buyers are looking for: an independent voice, honest advice and someone in their corner.
